Assessment Information

The assessment obligation is an annual fee, payable in monthly installments, due on the 1st of each month.   Each homeowner or potential homeowner should have or will receive assessment coupon books for payments following settlement, and annually thereafter prior to each new year.  Financial administration for KROC is provided by Armstrong Management Services, which handles the distribution of the coupon books and will answer any questions regarding your assessment account.  If you are currently not paying assessments, either by omission or because you have not received a coupon book, please contact Armstrong immediately at 703-385-7256, Monday through Friday 9 A.M. to 5 P.M.

Payment Directions:

Assessment payments can be made by direct debit or may be mailed, with assessment coupons, to Kingstowne Residential Owners Corporation, c/o Armstrong Management Services, P.O. Box 7778, Philadelphia, PA 19101-7778.  Checks should be made payable to "Kingstowne Residential Owners Corporation".  Please do not send correspondence with your payment.

If you have lost or not yet received your assessment coupons, send your payments to Armstrong Management Services, 3949 Pender Drive, Suite 205, Fairfax, VA 22030, ATTN.: Kathy or Brandy.   Additionally, please call Armstrong Management at (703) 385-7256 and they will also issue you a new assessment coupon book.  For questions regarding assessments, please email Armstrong Management at Kingstowne@armstrong.net.

Kingstowne's Business Office does not accept assessment payments.  No exceptions can be made.

Late Charges for Assessments

ASSESSMENTS ARE DUE ON THE FIRST OF EVERY MONTH.  Payments not received by close of business, 5:00 p.m. on the 10th day of every month shall be considered delinquent. In the event the 10th should fall on a weekend or a recognized federal or state holiday, the delinquent date shall be 9:00 a.m. on the first day of resumption of normal business operation immediately following the weekend or holiday. Accounts with delinquent balances will be charged a $15.00 late fee for each month that an account balance remains delinquent.

New Homeowners

Assessment coupons will be forwarded to new homeowners 4-6 weeks after Armstrong Management Services receives settlement notice from your settlement attorney.  Please contact Armstrong Management Services at (703) 385-7256, if you have any questions or would like to verify that your account has been established. Owners are responsible for the payment of assessments regardless of receipt of the coupon booklet.
