Welcome New Kingstowne Residents!

Kingstowne Residential Owners Corporation (KROC) is the homeowners association for the Kingstowne Community.  The association provides such services as trash collection, maintenance of the common areas, operation and maintenance of facilities, snow plowing, and the maintenance of parking lots and private streets.

Kingstowne is comprised of forty-seven different neighborhoods within three villages.  As you drive into your neighborhood, you will notice a monument wall that displays your neighborhood name. 

If you live in Chancery on the Lake, Eton Square or Stratford Place, you are a part of a condo association that has separate policies regarding the use of their property, different trash collection schedules and different parking rules.

If you live in The Edgemore, The Elms at Kingstowne or Sussex at Kingstowne, your buildings are managed by apartment management companies who also have separate policies regarding the use of their property, different trash collection schedules and different parking rules.

KROC Business Office Contact Information
The KROC Business Office is located on the second floor of the Thompson Center.   The business office handles all day-to-day operations and is the main point of contact for the community.  You may email the office at  or call (703) 922-9477.  The hours of operation are Monday-Friday from 9am-5:30pm, with extended hours on Wednesdays until 8:00pm.

Communication with Residents
KROC communicates with the residents via the Kingstonian, the monthly magazine that is delivered to your home around the 1st of each month.  The magazine holds important information such as announcements, upcoming community activities, babysitter roster and much more.  The Kingstonian is paid for through advertisements and is free to the residents of Kingstowne. 

Another means of communication to residents is through this website.  Changes to the site are updated weekly and hold a vast amount of information including Kingstowne news, events, ARC applications, assessment information, activities and fitness programs and much more.

Recreational Facilities
Kingstowne has an aerobics studio, two fitness centers and two outdoor pools.  As a Kingstowne resident you are able to use these facilities free of charge, however, you must obtain a facilities pass in order to enjoy the facilities.  There are also three tennis courts (no facilities pass needed) located at the South Center, Snyder Center and at Horgan Court.

Community Center Rentals
Community Centers
are available for rental to residents for parties, meetings, weddings, etc.  They are very popular so be sure to reserve them early.  Reservations must be made two weeks in advance.  Please call Angela or Roberta at the KROC Business Office to make a reservation (703-922-9477).

Kingstowne Events
Kingstowne offers many special events throughout the year, including Date Night, Movie on the Lawn, Summer Camp, Volleyball Tournaments, Mad Science Workshop, Farmers Market, Community Yard Sales, Haunted Graveyard, Pictures with Santa, Egg Hunt and many more.  All information on these activities can be found on this website or in the Kingstonian magazine.

Home Improvements
Changes to your home's exterior usually require submission of an Architectural Application.  Detailed instructions and information regarding the application process can be found under the Home Improvements section of this website.

Parking
Some neighborhoods in Kingstowne have official parking plans.  Please visit the Neighborhood Parking Plans page for more specific information for your neighborhood.

Other important things to note about parking in Kingstowne include visitor parking.  KROC does not have a time limit for parking in visitor spaces.  We can issue a ticket if the tags are not current or if the vehicle is clearly not in working order.  It is important for residents to be considerate when using visitor spaces.

Trash and Recycling
Trash collection and recycling
is handled by American Disposal.  The pick-up schedule is as follows:

Trash:
North Village - Monday and Thursday
Middle and South Villages - Tuesday and Friday

Recycling:
North Village - Monday
Middle and South Villages - Tuesday

Yard Debris is picked up for all villages on Wednesdays (except in January and February)

Homeowner Dues/Assessment Fees
All assessment fees are handled by Armstrong Management Services, Inc..  They will provide new homeowners with coupon books for payments or you can sign up for direct debit.  Online payments are not yet available.  Any questions regarding your assessment fees should be directed to Armstrong Management Services, Inc. at (703) 385-7256.
