Let it Snow!

During periods of winter inclement weather Kingstowne provides snow plowing services.  Plowing begins when accumulation reaches 2 inches and continues until all roadways are cleared.

You can assist in your neighborhood by keeping storm drains, mailboxes and fire hydrants cleared.  
 
Should conditions prevent the Kingstowne Business Office from being open, announcements (including any trash delays) and status of facilities will be posted on this site. 

    
 


Who's Responsible for SNOW PLOWING?

As the winter draws near, wishes of a much milder season abound.  When the flakes do begin to fall, please use this as a guide.

The KROC winter maintenance contract calls for plowing to begin when two inches of snow have been recorded at Reagan International Airport.  During a heavy snow, the maintenance crew will concentrate on opening one lane of roads until all the private streets have been cleared.  After that, the crew will follow up with additional efforts to open as much of the street areas as possible.  During unusually heavy snow or when snow is falling at a rapid pace, removal efforts will require more time.  When the weather keeps residents at home, plowing crews also need to work around vehicles that are parked in the private street lots.  Our private streets are very narrow which reduces the area to be cleared.  During plowing operations, efforts will be made to minimize snow piles at the mailboxes and behind automobiles.  Please be aware that it is the responsibility of the individual mail carrier to provide mail delivery during inclement weather.  Neighborhood participation is greatly appreciated to assist in clearing those areas.  Also, remember that as the plows come down your street, it is nearly impossible to keep the snow from accumulating behind parked cars.  Every effort is made to help residents get where they need to go during these hectic times.

The staff and plowing crews maintain a list of "hot spots" or areas where snow and ice are a particular problem due to rapid freeze-thaws or steep grades. If you believe an area near your street fits this category, please call the KROC Business Office (703-922-9477) and leave a message for Inclement Weather.

There are three primary organizations responsible for snow removal on the streets throughout the Kingstowne community.  Public streets are maintained by the Virginia Department of Transportation (VDOT). The county schedule for sending out their trucks is as follows:  1-2" of snow 30 to 40% of their fleet will be out; 2-5" 50%; 6-8" 70%; and 8 or more 90-100% will be on the roads.  Private streets are maintained either by KROC or the developer/builder/management company.  For your reference, below is a listing of individual streets and the organizations responsible for maintaining them.  Questions or concerns regarding snow removal should be directed to the appropriate organization.

  • Kingstowne Towne Center (except the movie theater, attached retail, and adjacent office building which are the responsibility of Boston Properties)
  • La-Z-Boy / Toys-R-Us
  • Barclay Drive
  • 4 flex buildings on Barclay Drive
  • Office Building L (5901 Kingstowne Village Parkway)
  • Office Building H (5695 King Centre Drive)
  • Kingstowne BP Gas Station & Car Wash

Please note The Halle Companies is not responsible for places such as the post office, Wal-Mart, Kohl's, Ruby Tuesdays, Jefferson Funeral Chapel, and Little Acorn Patch. 

The Hunters Crest neighborhood (Bulfinch Court, Gayfields Court, and Venture Drive) is the responsibility of Craftmark Homes who can be reached at (703) 281-1703.

The Northampton neighborhood (Embry Spring Lane, Hampton Knoll Drive, Manorview Way, Masondale Road, Still Spring Place, and Villa Street) is the responsibility of Richmond American Homes who can be reached at (703) 390-0900.

ALL OTHER PRIVATE ROADS ARE MAINTAINED BY KROC.

WHAT CAN YOU DO TO HELP?

�         Shovel intermittently (don't let snow accumulate).

�         Park in garages, driveways, or main thoroughfares so trucks can plow more efficiently.

�         Keep your mailbox area clear from snow buildup or the postal carrier may not deliver mail.

�         Pretreat areas that are prone to ice buildup with eco-friendly products.

�         Townhome residents: move shoveled snow to common area turfed areas instead of  the street.

�         Most important, please be considerate of your neighbors regarding the placement of your shoveled snow.
