KROC ARCHITECTURAL HIGHLIGHTS

J. D. Gray called the meeting to order at 7:05 pm
REVIEW OF MINUTES:
Motion to accept the minutes for the February ARC meeting. The motion carried unanimously.
APPEALS:
06-406 Deck
Motion to uphold the denial for the deck because its appearance does not comply with the current neighborhood amendment. The motion carried unanimously.
It was agreed that the members of the committee would review the house numbers in person and submit their votes on the appeal via email by March 28, 2007
Motion to approve the application for the color change noting that the storm door will need to be painted to match either the underlying door or the immediately surrounding trim. The motion carried unanimously.
Motion to approve the application for replacement house numbers reminding the resident that the numbers should be between 3 ½ inches and 5 inches in height. The motion carried unanimously.
Motion to approve the application for the garage door. The motion carried unanimously.
Motion to approve the application for a color change. The motion carried unanimously.
07-027 Replace Garage Door
Motion to approve the replacement garage doors. The motion carried unanimously.
07-045 Replacement Window
Motion to approve the application for the replacement window. The approval is contingent that the excavation not negatively affects the drainage to neighboring properties and common ground. The motion carried unanimously.
Motion to approve the shed. The motion carried unanimously.
07-037 Exterior Lighting
Motion to approve the exterior lighting. The motion carried unanimously.
07-030 Fence
Motion to approve the application for the fence. The fence may only be treated with a stain or preservative that allows the natural wood grain to remain visible. The motion carried unanimously.
07-040 Color Change
Motion to approve the application for the color change. The motion carried unanimously.
07-031 Replace Fence with Trex
Motion to forward the application to replace the existing fence with a fence constructed of Trex to the Board of Trustees for a wavier. The motion carried unanimously.
07-036 Lattice
Motion to approve the application for the lattice with the condition that it be treated with a stain or preservative that allows the natural wood grain to remain visible. The motion carried unanimously.
07-042 Shed
Motion to approve the application for the shed. The motion carried with one abstaining vote.
07-029 Color Change
Motion to approve the application for the color change. The motion carried unanimously.
07-039 Replacement Fence
Motion to approve the application for the replacement fence. The fence may only be treated with a stain or preservative that allows the natural wood grain to remain visible. The motion carried unanimously

New Business:
The ARC discussed a strategy to consolidate composite materials into the guideline for fences. They would also like engage a discussion with the Board of Trustees on this new product and how it could be introduced to the community.
Motion to adjourn the meeting at 8:20 pm. The motion carried unanimously.
