KROC ARCHITECTURAL HIGHLIGHTS

Vickie Parshall called the meeting to order at 7:05 pm
REVIEW OF MINUTES:
Motion to accept the minutes for the May ARC meeting. The motion carried unanimously.
APPEALS:
07-116 Replacement Door
Motion to approve the replacement door with the condition that the door either be painted to match the color of the home or stained a darker color such as mahogany. The motion carried unanimously.
07-177 Tree Removal
Motion to approve the tree removal with the condition that the tree be replaced. The replacement tree can be planted in any location within the backyard. The motion carried unanimously.
07-149 Tree Removal
Motion to approve the tree removal. The motion carried unanimously.
07-017 Window Replacement
Motion to approve the window replacement with the condition that Option 2 is utilized. The motion carried unanimously.
Motion to approve the application for the irrigation system with the condition that the spray stay within the property. The motion carried unanimously.
Motion to deny the application for the shed because of the height of the proposed shed. The motion carried unanimously.
Motion to approve the application for the tree replacement with the condition that the tree be replaced. The motion carried unanimously.
Motion to defer the application for the lower deck and request additional information from the homeowner. The ARC is requesting a deck plan, a statement regarding drainage and information regarding the plans for the ground below the deck. The motion carried unanimously.
07-220 Deck
Motion to approve the application for the deck with the condition that it not negatively affect the existing drainage on common ground or neighboring properties and that the structure must be treated with only clear stain or preservative that allows the natural wood grain to be visible. The motion carried unanimously.
07-213 Color Change and Door Replacement
Motion to deny the application for the door replacement because it is not compatible with the architectural characteristics of the applicant’s house, adjoining houses and the neighborhood setting. The ARC requested a color sample of the paint proposed for the shutters. The motion carried unanimously.
Motion to approve the application for the color change. The motion carried unanimously.
07-197 Address Numerals
Motion to approve the application for the address numerals. The motion carried unanimously.
07-201 Walkway
Motion to defer the application for the walkway and request additional information from the homeowner. The motion carried unanimously.
07-204 Patio
Motion to approve the application for the patio. The approval is contingent that the excavation not negatively affects the drainage to neighboring properties and common ground and that only neutral natural colored stones, rocks, bricks or pavers are used. The motion carried unanimously.
07-190 Shed
Motion to deny the application because of the height of the proposed shed. The motion carried unanimously.
07-198 Color Change
Motion to approve the application for the color change. The motion carried with one opposing vote.
07-198 Tree Removal
Motion to approve the application for the tree removal. It is requested that the trees be replaced with suitable plantings. A Hinoke false cypress was suggested by one of the ARC members. The motion carried unanimously.
07-206 Replace Garage Door
Motion to approve the application for the garage door. The motion carried unanimously.
07-225 Landscaping
Motion to defer the application for the landscaping and request clarification from the homeowners. The motion carried unanimously.
07-211 Screening
Motion to approve the application for the screening with the condition that it be treated with only clear stain or preservative that allows the natural wood grain to be visible. The motion carried unanimously
07-217 Fence Replacement
Motion to approve the application for the fence replacement with the condition that it be treated with only clear stain or preservative that allows the natural wood grain to be visible. The motion carried unanimously.
07-216 Siding
Motion to approve the application for the siding. The motion carried unanimously.
07-202 Patio
Motion to approve the application for patio. The approval is contingent that the excavation not negatively affects the drainage to neighboring properties and common ground and that only neutral natural colored stones, rocks, bricks or pavers are used. The motion carried unanimously.
07-224 Fence Extension with Deck Extension
Motion to approve the application for the fence and deck extension with the condition that it not negatively affect the existing drainage on common ground or neighboring properties and that the structure must be treated with only clear stain or preservative that allows the natural wood grain to be visible. The motion carried unanimously.
07-218 Sprinkler System with Landscaping
Motion to approve the application for the sprinkler system and landscaping with the condition that the spray from the sprinkler system be limited to the homeowner’s property. The motion carried unanimously.
07-223 Replace Windows and Door Replacement
Motion to approve the application for the replacement windows and door. The motion carried unanimously.
NEW BUSINESS:
The committee reviewed the revised guideline for decks and incorporated text regarding neighborhoods where there are variances from the requirement for decks to be located in the backyard. The suggested text is, “Decks for detached houses must be located in rear yards, except in neighborhoods where the builder’s design dictated decks on the side of the homes.”
James Jeweler briefed the committee on the “Livable Neighborhoods” meeting and explained the need for a rain barrel guideline in the future as a result of the meeting.
Motion to adjourn the meeting at 9:30 pm. The motion carried unanimously.
