KROC ARCHITECTURAL HIGHLIGHTS

J. D. Gray called the meeting to order at 7:05 pm
REVIEW OF MINUTES:
Motion to accept the minutes for the January ARC meeting. The motion carried unanimously.
APPLICATIONS FOR RECONSIDERATION
06-406 Deck
Motion to deny the application for the deck because its appearance does not comply with the current neighborhood amendment. The motion carried unanimously.
06-362 Exterior Light Fixture
Motion to approve the application for the exterior light fixture. The motion carried with one abstaining vote.
05-284 Exterior Light Fixture
Motion to approve the application for the exterior light fixture. The motion carried unanimously.
05-332 Exterior Light Fixture
Motion to approve the application for the exterior light fixture. The motion carried unanimously.
04-194 Exterior Light Fixture
Motion to approve the application for the exterior light fixture. The motion carried with one abstaining vote.
Motion to approve the application for a shed with the conditions that it be located entirely beneath the deck and placed flush against the wall or fence. The motion carried unanimously.
Motion to deny the application for the house numbers because they are self illuminated. The motion carried unanimously.
Motion to approve the application for the shed. The motion carried unanimously.
Motion to defer the application for the patio and request an engineering study from the homeowner. The motion carried unanimously.
Motion to defer the application for replacement windows and suggest a different configuration for the palladium window. The motion carried unanimously.
07-024 Replace windows
Motion to approve the replacement windows. The motion carried unanimously.
07-006 Canine Kennel
Motion to deny the application for the canine kennel. It was suggested that a revised application be submitted that includes a six-foot wood fence and a structure similar to a dog house rather than a chain link kennel. The motion carried unanimously.
Motion to approve the application for landscaping with the condition that the modification not adversely affects the drainage to neighboring properties or common ground and the condition that only neutral natural colored stones, rocks, bricks or pavers are used. The motion carried unanimously.
07-010 Sheds
Motion to approve the sheds. The motion carried unanimously.
07-013 Replacement Fence
Motion to approve the application for the replacement fence. The fence may only be treated with a stain or preservative that allows the natural wood grain to remain visible. The motion carried unanimously.
07-004 Replacement Fence
Motion to approve the application for the replacement fence. The fence may only be treated with a stain or preservative that allows the natural wood grain to remain visible. The motion carried unanimously
06-419 Color Change
Motion to deny the application for color change. It is suggested that the original color be restored or a more subdued color be submitted for approval.
New Business:
The ARC reviewed the standard application for house number replacement approved by the Board of Trustees. Text was added to exclude self-illuminated house numbers.
The amendment to the supplementary declaration for the Hunter’s Crest neighborhood was reviewed.
Motion to adjourn the meeting at 9:00 pm. The motion carried unanimously.
