Welcome New Residents

Kingstowne Residential Owners Corporation (KROC) is the homeowner’s association for the Kingstowne community which is comprised of over 40 neighborhoods within three villages. The association provides services such as trash collection, maintenance of common areas, operation and maintenance of facilities, snow plowing, and maintenance of parking lots and private streets.

Recreational Facilities

To enjoy our facilities, all KROC residents need to register at the Business Office to obtain a resident pass to enjoy our amenities and some resident-only events. This includes owners, non-owner residents, and tenants.

Kingstowne Events

Kingstowne offers several events throughout the year, including Parents Night Out, Halloween events, Pictures with Santa, Egg Hunt and many more.

Trash and Recycling

Trash, recycling, and yard debris collection is offered to all single family, townhome, and duplex residences.

Apartment or Condominium Residents

If you live in Chancery, Eton Square, Stratford Place or Walhaven, you are a part of a condominium association that has separate policies regarding the use of their property, different trash collection schedules and different parking rules.

If you live in Henley at Kingstowne, The Elms at Kingstowne or Sussex at Kingstowne, your buildings are managed by apartment management companies who also have separate policies regarding the use of their property, different trash collection schedules and different parking rules.

Homeowner Dues

All assessment fees are handled by SFMC, Inc. They will provide new homeowners with coupon books for payments or you can sign up for direct debit.  Online payments can be made by credit/debit card, e-Check via the SFMC, Inc website, or through your banks online bill pay. Any questions regarding your assessment fees should be directed to SFMC, Inc. at (703) 392-6006.

RENTING IN KINGSTOWNE

In addition to the above information, owners are encouraged to share the association’s rules and policies received when the home was purchased to their tenants. Owners are responsible to inform their tenants rules and policies about living within the association.

Obtaining a Resident Pass

A valid resident pass is needed to enter the pools, fitness centers, and resident-only events. A resident pass allows for unlimited personal use of the amenities. All KROC residents age one (1) and over need a resident pass to enjoy the amenities. Residents 12 years old and older are required to have a photo taken in person at the business office when issuing a pass.


WHAT DO I NEED TO BRING FOR PROOF OF RESIDENCY?

 

New Homeowners
New homeowners must bring a copy of the settlement papers and a government issued photo ID. Documentation is necessary to ensure you are the new owner; the photo ID verifies your identity.

If your name is not on the settlement papers but you live at the residence, you will need to provide: 1) A government issued photo ID with the Kingstowne address, or 2) A utility bill for the KROC property with your name and a government issued photo ID.


New Renters
New renters must bring a copy of the current lease and a government issued photo ID. The document is necessary to ensure you are the current tenant; the photo ID verifies your identity. The non-resident homeowner must relinquish privileges to the amenities in order for the renter to use the facilities.


Adult tenants, 18 years and over, names must be noted on the lease to be able to obtain a resident pass, regardless if they are paying for the rental. If your name is not on the lease, the primary lessee(s) must contact the leaser and arrange to have your name included in the lease. Remember to provide a copy of your updated lease to the business office once the original expires.
